Real Estate Advertising Guidelines

First: The following terms and phrases have the meanings set forth:

1- Authority: General Authority for Real Estate.

2- Real Estate Advertisement: Visual, readable, or audible advertisement; for the purpose of disposing of real estate by any means.

3- Advertiser: Requester of publishing real estate advertisement whether the advertisement is for themselves or others by any means.

4- Electronic Real Estate Platform: Application, website, or similar specialized in marketing real estate advertisements.

Second: Without prejudice to the competencies of relevant entities, and the competence of the General Authority for Media, the following must be adhered to in real estate advertisements:

1- Seeking truth and honesty.

2- Avoiding anything that causes confusion or misleads the public.

3- Compliance with the general guide for advertising content controls.

4- Compliance with what is issued by competent authorities regulating ethical and media content in all its information media (traditional and electronic).

5- Adherence to official names of cities, neighborhoods, streets, and property types, and commonly known names may be added in addition.

6- Must contain the following data:

a- Text indicating it is an advertisement.

b- Specifying its purpose (sale, rent, investment, etc.).

c- Specifying property type.

d- Advertiser's name and capacity (owner, authorized).

e- Advertiser's license number if it is an office, real estate marketer, or holder of a freelance work document.

f- Property location containing at minimum (City -- Neighborhood -- Plan number if available).

g- Effective means of communication with the advertiser.

h- Disclosure of property data according to the following: - Property area - Existing disputes regarding it --if any- - Mortgage or restriction that prevents or limits disposal or benefit from the property - Rights and obligations on the property not documented in the property deed - Services related to the property - Information that may affect the property whether in reducing its value or affecting the decision of the advertisement target, such as warranties and their durations, compliance with Saudi Building Code, and age of the existing property, etc.

i- If the advertisement is for a real estate auction, it must --in addition to what is issued by relevant entities - include the auction license number, its location, conditions, scheduled date, duration, and final date -if any- for applying to the auction.

Third: Real estate advertisements on electronic real estate platforms must - in addition to what is stated in section (Second) - contain the following data:

1- Property description including its type, age, contents, and any influential description, such as: street width it faces, property facade, etc.

2- Property boundaries and dimensions.

3- Property price.

Fourth: Without prejudice to the competencies of relevant entities, the following are prohibited in real estate advertisements:

1- Violation of Islamic instructions or regulations and instructions in the Kingdom or prevailing customs.

2- Offending modesty.

3- Violation of intellectual property rights.

4- Negative exposure to competitors or private sector establishments or others.

5- Phrases or signals understood as discrimination against anyone.

6- Images, data, location, or views that are misleading or do not belong to the advertised property.

7- Authority logo, name, or any other government entity except with prior permission.

Fifth: Publishing fake real estate advertisements is prohibited; for the purpose of collecting recipient or public data or any other purpose.

Sixth: Real estate advertisements must be removed within a period not exceeding (two days) from the date of completion or end of their purpose.

Seventh: The Authority monitors compliance with these guidelines and refers violations to competent authorities to take regulatory action.

Eighth: The following are exempt from applying the guidelines:

1- Real estate advertisements from government entities.

2- Sale or rental advertisements on the map.
