These terms and conditions have been established to protect the rights of both the Blokkah platform and its users, whether the platform is used with or without account registration.

Introduction

For the purposes of these terms, the following words have the meanings set forth below:

•Blokkah Platform (the Platform): A real estate technology platform that provides brokerage and real estate listing services through the website and mobile applications, facilitating property discovery and communication between property seekers and sellers.

•Operator: Blokkah Application Commercial Company, a company registered in the Kingdom of Saudi ArabiaBlokkah Application Commercial Company, a company registered in the Kingdom of Saudi Arabia, with its headquarters in Riyadh.

•User: Any natural or legal person who uses the platform, whether with or without account registration.

•Content: Any data, information, materials, advertisements, images, or texts displayed or uploaded to the platform.

•Property Seeker: A natural or legal person who uses the platform to search for properties offered for sale or rent.

•Independent Broker: A natural person who uploads and manages real estate advertisements that they own or are authorized to market for sale or rent.

•Agency: A licensed real estate company or institution that manages several brokers and uploads real estate advertisements under its name.

•Agency Broker: A user authorized to work under an agency account and uploads real estate advertisements, with advertisements appearing under both the agency account and the broker profile.

•Real Estate Advertisement (Listing): Any content related to a property uploaded to the platform, including images, descriptions, prices, and location.

•Blokkah Points: A paid or earned credit system used to access certain features and services within the platform.

•VAL License: A valid real estate license issued by the competent authority, required to verify the seller.

•Blokkah Verification: A verification badge issued by the platform and obtained through Blokkah points, indicating completion of the platform's internal review.

General Provisions

When using the platform, you agree to the following:

•These terms and conditions are subject to all applicable laws and regulations in the Kingdom of Saudi Arabia.

•In the event that any provision of these terms is invalid, the remaining provisions remain in effect.

•The platform strives to provide accurate information, but does not guarantee that the content is free from errors and is not responsible for any inaccurate information published by users.

•The platform reserves the right to modify, update, or change any part of its services, content, or operating mechanism without prior notice.

•The use of any service within the platform is subject to its specific terms in addition to these general terms.

Nature of the Platform

•Blokkah is a platform.

•The platform's services are limited to facilitating search, listing, and communication between property seekers and sellers.

•No sales, purchases, rentals, payments, or contract signing operations are conducted within the application.

•Blokkah is not a party to any negotiation, agreement, or transaction.

•All transactions are conducted outside the platform and are the full responsibility of users.

Acceptable Use and User Obligations

Users must:

•Acknowledge their legal capacity to use the platform.

•Use the platform in their own name or on behalf of an entity for which they have legal authorization to represent.

•Ensure the accuracy of all data and content they provide.

•Not publish or share any content they do not have the right to use or publish.

•Not copy or republish any content from the platform without written permission.

•Take responsibility for verifying the accuracy of any content before entering into any transaction.

•Pay all fees due for services.

•Comply with all government requirements and regulatory licenses.

•Not abuse or harm any other user.

•Not circumvent the platform's systems or technical procedures.

•Not publish any content that is: - Misleading, false, or fictitious - Defamatory, offensive, racist, or unethical - Violating laws or regulations

•Not impersonate the platform, its employees, or any official capacity without authorization.

•Compensate the platform for any damages, claims, or losses resulting from misuse.

Usage Rights and Intellectual Property

•Blokkah grants you a limited, non-exclusive, revocable license to use the platform for your personal purposes only.

•Commercial use of any content is prohibited without written permission.

•All intellectual property rights related to the platform (software, interface, logos, trademarks) are owned by or licensed to Blokkah.

•No trademark or logo may be used without prior approval.

•Blokkah owns all rights to technology, interface, trademarks, logos, and artificial intelligence systems.

User-Uploaded Content

•Users remain the owners of their content rights.

•Users grant the platform a worldwide, non-exclusive, royalty-free license to use the content for platform operation and promotion purposes.

•Users bear full responsibility for their content.

•The platform has the right to: - Delete or modify any violating content - Disclose user identity when there is a legal request or claim of property or privacy rights

Limits of Liability

Users acknowledge that:

•The platform does not guarantee the accuracy, completeness, or legality of published content.

•The platform is not responsible for: - Financial or data losses - Failed deals or transactions - Technical failures or service interruptions - Cyber attacks or viruses

•Users rely on displayed content at their own risk.

Eligibility and User Accounts

•Users must be at least 18 years old.

•Users are responsible for protecting their login credentials.

•All activities conducted through the account are the responsibility of the account holder.

•Blokkah is not responsible for unauthorized access resulting from user negligence.

User Roles and Responsibilities

1. Property Seekers

•Blokkah does not guarantee the availability, accuracy, or legality of properties.

•All negotiations and transactions are conducted outside the platform.

•Users are responsible for verification and confirmation before any transaction.

2. Independent Brokers, Agencies, and Agency Brokers

•Sellers acknowledge that they own or have legal authorization to list the property.

•All advertisements must be accurate, correct, and legal.

•Sellers bear full responsibility for any communication or results.

Verification and Licensing

10.1 Mandatory License Verification

•All sellers must be verified before advertisements are published.

•Uploading a valid VAL license is mandatory.

•Blokkah has the right to accept, reject, suspend, or cancel any account or advertisement.

•No advertisement is published before verification is complete.

10.2 Blokkah Verification

•Blokkah Verification is a badge issued by the platform and obtained using Blokkah points.

•It only means passing the internal review.

•It is not a guarantee of ownership, legality, reliability, or success of any transaction.

•Blokkah has the right to revoke verification at any time without refund.

11: Blokkah Points (Credit System)

11.1 Using Points

Blokkah points can be used to access features, including but not limited to:

•Uploading real estate advertisements • Highlighting or promoting advertisements • Adding custom links to profile • Tracking property interests • Opening the smart regulations and laws agent (Saud)

11.2 Earning Points

Users may receive free points in certain cases, including:

•Completing a transaction that started through the platform according to criteria determined by Blokkah • On the user's birthday, according to platform terms

Blokkah reserves the right to:

•Modify, suspend, or cancel free rewards at any time • Determine eligibility and point value at its discretion

Earning points does not mean:

•That Blokkah guaranteed the transaction • Or that it is a party to the transaction

11.3 No Refund Policy

•Blokkah points are non-refundable whether purchased or earned.

•Points are not compensated in case of advertisement violation or suspicion.

•Blokkah has the right to revoke points without compensation in case of misuse.

12: Permitted and Prohibited Use

Users are prohibited from:

•Uploading fake, misleading, or unauthorized advertisements • Uploading properties without legal authorization • Circumventing verification or points systems • Abusing, harassing, data collection, or misusing communication means • Any illegal or fraudulent activity • Identity, license, or property impersonation

13: AI Disclaimer (Saud)

•Saud provides informational content only.

•It is not legal, regulatory, or professional advice.

•Official authorities should be consulted for verification.

•Blokkah is not responsible for reliance on AI outputs.

14: No Results Guarantee

•Blokkah does not guarantee the number of views, clients, or transactions.

•Promotion or verification does not guarantee any result.

15: Communication Outside the Platform

•Any communication outside Blokkah is outside its scope of responsibility.

•Blokkah is not responsible for fraud, disputes, or resulting losses.

16: Suspension or Termination

Blokkah has the right at any time to:

•Suspend or terminate accounts • Remove advertisements without notice • Revoke points or verification without refund • Take immediate action when there are legal or security risks

17: Platform Availability

•The platform may experience outages or periodic maintenance.

•Blokkah does not guarantee uninterrupted service.

18: Disclaimer and Limits

•The platform is provided "as is".

•Blokkah is not responsible for any losses, disputes, fraud, or failed transactions between users.

19: Preventive Measures

In case of terms violation, the platform has the right to take any of the following actions:

•Temporarily or permanently suspend or terminate the account • Remove advertisements without notice • Not refund any paid amounts and revoke points or verification without refund • Report to competent authorities • Take immediate action when there are legal or security risks

20: Technical and Behavioral Restrictions

Users are prohibited from:

•Attempting to hack the platform or its systems • Using automated programs or data collection tools • Reverse engineering or decoding the platform • Publishing spam or unwanted advertising • Using the platform for any illegal purpose

The platform is committed to cooperating with competent authorities in case of any violation.

21: Terms Modification

•The platform has the right to modify the terms at any time.

•Modifications become effective immediately upon publication.

•Claiming ignorance of the terms is not accepted.

22: Governing Law

These terms are subject to and interpreted in accordance with the laws and regulations of the Kingdom of Saudi Arabia, and the competent judicial authorities within the Kingdom have jurisdiction to resolve any dispute.
